Two Storey Rear Extension and Remodelling.
We got involved when planning was about to go in but we soon had different ideas than the scheme produced by their current Architect. The proposed layout did not make use of the space available overlooking the rear garden as a utility room had been put there.
Our design moved the utility room to the windowless party wall behind the garage which released the prime floor area to the rear for a large second lounge. The family room was redesigned to place the kitchen to the rear and have the dining table parallel to the 7m long sliding aluminium doors which look really impressive. The small existing extension to the front was used as a study, but was a poorly designed space and meant that the entrance door was to the side elevation. We reintroduced the front entrance door with a WC to the side which opened up an impressive hallway leading to the new family room and existing lounge. The whole space has been transformed without actually adding an enormous amount of floor space. On the first floor there are still four bedrooms but the master has been increased in size with wardrobes and large ensuite and there is now a hierarchy to the remaining bedrooms but even the smallest one is still just about a double for guests. The existing extension had been poorly executed and we had to make good a few issues along the way, including leaking valley gutters. The house now is really quite impressive. We had a six month build which we bettered by three weeks.
